Analysis is based on DLD-registered transaction data which may be incomplete, delayed or subject to correction. Some inputs used in reports are declared by the listing (not independently verified by Byside) or modelled from available evidence. Where data is declared or estimated, this is stated in the report.

Byside may not be able to match sufficient registered transactions to every property submitted. When evidence is insufficient, the report states this clearly and does not produce a price verdict.

Users must independently verify title deed status, sale and purchase contracts, service charges, financing terms, construction status, tenancy arrangements, RERA registration and all legal matters with suitably qualified UAE professionals before committing to a purchase.

Byside makes no guarantee of future rental income, capital appreciation, liquidity or developer delivery. All forward-looking figures in a report are estimates or illustrations based on available data and stated assumptions.
